Finding Tenants

Quite simply; as a landlord, you want to rent your property out as quickly as possible for the best price. You want to avoid empty periods and guarantee a regular income. If you don’t want to be bothered with the day-to-day management of the property, we’ll sort all that out too.

But of course you don’t just want any tenant in your property. A classic mistake of the ‘do-it-yourself’ landlord is to just put anyone in the property without properly checking them out. At Squire Estates we have access to comprehensive referencing services to give greater clarity on a prospective tenant’s background which all helps minimise potential future tenancy issues.

With letting comes inherent risk and this can never be eliminated but what Squire Estates can do is help to minimise that risk by getting things right from the very beginning – referencing tenants properly, taking care of safety legislation, organising a detailed inventory and drawing up a legally-sound tenancy agreement.

The knowledge of our staff is vital to ensuring any situation can be handled in the correct legal manner and resolved as quickly as possible. The laws can be rather complex at times and we have spent many hours learning it so that you don’t have to including the ever changing HMO legislation!

We will however always keep you up to date with your legal obligations as a buy to let landlord and the latest safety regulations

Our office is also a approved member of NALA (National Association of Letting Agents) and covered by the SAFEAGENT Money Protection scheme – giving you peace of mind that your money is protected. The SAFEAGENT and the NALA Member logos are a sign of this protection. All deposit monies are held by Squire Estates in a secure account and covered by The Dispute Service one of the Government approved schemes for deposits.

We strongly believe in the transparency of our service and we will clearly state all fees to you before we let your property and our transparency goes even further as our office is a member of the Property Ombudsman scheme and adhere to his rigorous code of practice and redress scheme.

Regular Inspections of your property once it has been let are a crucial part of our property management service, providing you with the comfort of knowing exactly how the property is being cared for by your tenant. When a tenant leaves your property Squire Estates property management staff will handle the checkout inspection or if there is an inventory arrange for a check out with the Inventory company to ensure your property has been left in acceptable condition and will deal with the release of the tenancy deposit – taking away a major ‘hassle’ from you!

  • Our Rent Collection Service suits Landlords that don’t wish to be involved with the finance but may have their own builder that they wish to use for any repairs.

Let Only 7.2% inclusive of VAT

  • Set up a standing order between the Landlord and the tenant.

At Squire Estates we can also provide the following:

Set-up pack for new tenants of £180 including VAT this will include:

  • Full inventory with photos and a check-in on completion day signed off by the tenants.
  • TDS registration fee

We would also strongly recommend that you take out our

Rent Guarantee for £24 pcm including VAT per property this will guarantee that you recieve your rent every month and is for a minimum term of 12 months.

This will include as follows:

  • Rent guarantee for your property
  • No policy excess
  • Tenant credit checks, Global ID check, previous employment and Landlord references.
  • Legal protection cover to include the eviction process, court fees and a legal representative at court
