Valuing your property

Do you know what your house or flat is worth in the current market? We’re happy to value it for you with no obligation to proceed. We also do valuations for probate. FREE Energy Performance Certificate

As you may know, the EU has decreed that you must have an Energy Performance Certificate (EPC) before you put your house or flat on the market. The EPC is an assessment of the environmental footprint and energy efficiency of your home, together with recommendations for improvement. When you choose Squire Estates to sell your property, we’ll arrange for an assessor to carry out the inspection and provide you with the necessary report which is valid for 10 years. This service will be included within your fee unless you should decide to withdraw your property from Squire Estates and instruct another agent or from the market completely at which time all we will request is a fee of £99 + VAT.

4 ways we will market your property for sale

1. We’ll search our extensive database of applicants, and contact anyone suitable providing them with full-colour details of your property that make it look and sound its best.
2. We’ll market your property on all major websites where we know people look when they want to move, including Rightmove, Primelocation, Zoopla and Findaproperty.
3. People still search for a new home in newspapers and magazines as well as online, so we’ll also print full colour adverts in suitable local publications.
4. With your permission, we’ll also display one of our striking ‘for sale’ boards outside your property to attract passers-by. We strongly recommend it, but if you’d prefer not to take advantage of this excellent marketing opportunity, you don’t have to. The choice is entirely up to you.

Flexible contract
With Squire Estates, you’re not tied in to a long contract. We only ask that you give us enough time to market your property as described above. If you change your mind for any reason, simply give us two weeks’ notice. Typically we feel that 8 weeks would give us sufficient time to put together your marketing material, advertise your property online, in the local paper and contact all the potential buyers we currently have on our books in your property’s price range. It would also give you plenty of time to evaluate how we work and how effectively we’ve delivered on our promises, both for our service and our ability to achieve a sale for your home.

How we work

  • We’ll accompany every viewer to show them the best features of your home.
  • If they don’t make an offer, we’ll let you know what they say. If there is consistent feedback that appears to be preventing a sale, you’ll then have the information you need to make any changes necessary to attract the right buyer.   • When someone does make an offer, we’ll help you negotiate an acceptable price, liase with everyone involved, including your buyer, both solicitors, any mortgage advisors and of course yourself. We promise to chase up the sale at least once a week, and to keep you informed at all stages until it’s time to hand over the keys.
